As a reminder, we are a contactless property. We will collect a selfie, photo ID and CC info prior to arrival with the use of your phone.
Upon booking, the guest is provided with a copy of the following listed terms & conditions. By booking your stay with North Coast Suites LLC, you agree to the below-listed terms & conditions. It is the sole responsibility of the guest to cancel the booking prior to their stay if they are unable to abide by the below-listed terms & conditions.
North Coast Suites LLC reserves the right to modify the below-listed terms & conditions at any time. The guest will be informed of any major changes however, it is the sole responsibility of the guest to read the below-listed terms & conditions. No animals on site:
North Coast Place is an animal-free property. No animals are allowed. If an unauthorized animal is found, in addition to a $300 fine, the guest/tenant will be asked to make different arrangements immediately. If this is not corrected, law enforcement will evict guests.
Non-Smoking / Non-Vaping Property:
Tobacco and Marihuana, including medicinal products, are not allowed on-premises. It is prohibited to smoke/vape on-site or in any unit and outside within 25 feet from the buildings, including front porches.
Furnishings and Appliances:
All furnishings and appliances are the property of North Coast Place. It is prohibited to remove any from the unit.
Walkways and Front Porches:
You may NOT store any garbage or items of any kind in the common spaces.
Occupancy:
Room/apartment occupancy requirements are based on fire code/fire safety restrictions. If you exceed the maximum number of guests allowed, you will be asked to rent another guest room/apartment for proper accommodations or vacate the hotel.
Visitors:
No parties, loud disturbances, and/or noise nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the hotel without a refund. Registered guest(s) is responsible for all persons visiting. Non-Registered visitors are only permitted until 10:00 P.M. on property.
Vehicles:
All vehicles are parked at the risk of the owner. North Coast Place shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the hotel property.
Quiet Hours:
A reasonably quiet ambiance is required at North Coast Place. Excessive noise or disruptive conduct is not permitted at any time (including, but not limited to, music being played too loud or out of windows, slamming doors, loud yelling in public areas, etc.) Quiet hours have, therefore, been set for 10 pm-8 am.
Incidentals and/or Damages:
If paying by credit card, a temporary "incidentals" authorization is placed on credit cards upon arrival in the amount of $50 per night to not exceed $1,000. If there are no damages to the room, this charge is removed upon checkout. If paying by debit card, this amount is charged to the card and refunded upon checkout if there are no damages to the room.
In case of Damages:
You are liable for any damage caused (whether by the deliberate, negligent, or reckless act) to the room (s), hotel’s premises, or property caused by you or any person in your party whether or not staying at the hotel during your stay. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit/debit card or security deposit on file for any damage incurred to your room or the Hotel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc.
Guests or visitors found to have tampered with any fire detection or fire-fighting equipment will be charged with any costs incurred by the hotel due to their actions and will be evicted from the hotel. Depending on the severity of the guest's actions, law enforcement may become involved at the hotel’s discretion.
Access to Hotel Rooms and Serviced Apartments:
The Housekeeping Staff is required to enter the room at subsequent times to clean the room, check for safety, and verify the condition of the room. Management reserves the right to enter a room for reasonable purposes, such as an emergency, housekeeping, maintenance, verifying that the room, its furnishings, and mechanical equipment are intact, or to address or prevent a violation of our Hotel Policy/House Rules. In the event of suspected illegal activity, management reserves the right to summon law enforcement to aid in eviction. The right to privacy ends when a Hotel Policy/House Rule is broken. Law enforcement will be granted immediate access to hotel property and rooms when needed.
Infestation:
North Coast Place represents that it is not aware of any current infestation or presence of bed bugs in the unit. Guest/Tenant shall be liable for all rent, damages, cleaning and pest control fees, and other charges related to dealing with the bed bug issue, including relocating other guests/tenants if needed, to remedy the bed bug infestation situation.
Lost and Found / Unclaimed personal property:
North Coast Place assumes no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please let us know and we will try to assist you in locating your lost item. Any item/personal property left behind will be held for 7 days, then it will be discarded.
Hold North Coast Place harmless:
Guest/Tenant acknowledges and understands that guest/tenant is solely responsible for any property damage, accident, injury or loss sustained to any person while in residence and North Coast Place does not accept any legal or financial responsibility.
Prepayment:
All reservations are paid in advance, fully prior to check-in for any up to 30 days and by 30 days in advance for longer stays.
Cancellations:
Please, let us know if you need to change or cancel your reservation 14 days in advance to avoid any fees. After that, a 2- nights fee will be assessed. Reservations up to 30 days are fully due at booking, and once checked in, are considered non-refundable. For 30 days or longer stays, a 30 days advance notice will be required for any changes.
Right of Refuse Service / Eviction:
North Coast Place has a zero-tolerance policy in which we will refuse to admit or refuse service or accommodation in our hotel or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established for the operation and management of the hotel. We will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the hotel for an unlawful purpose; seeks to bring into the hotel: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property or guests; causes or permits persons to exceed the maximum allowable occupancy of the room, refuses to abide by the reasonable standards or policies established by North Coast Place
Rules Enforcement:
Guests who refuse to abide by the reasonable standards and policies established by North Coast Place and the management team for safety of all guests, staff, owners, property and the operation and management of the hotel will be evicted, with no refund. In addition, a $250 fee will be assessed and any security deposit on file will be forfeit in full by the guest/tenant.
